घर खरीदने की मंशा हैं? अब मिलेगी राहत

नागपुर: प्रॉपर्टी खरीदने की चाहत रखने वालों के लिए अब खुशखबरी आई है। लेन-देन खरीदी और बेचने पर लगने वाली स्टांप ड्यूटी सरकार द्वारा कम कर दी गई है। शहरी क्षेत्रों में स्टैम्प ड्यूटी तीन प्रतिशत और ग्रामीण क्षेत्रों में केवल दो प्रतिशत होगी। नई दरें 1 सितंबर से लागू होंगी। यह उन लोगों के लिए एक बड़ी राहत है जो इस घडी में घर खरीदने की कोशिशों में हैं, यह नई रियायत उनके घर के सपने को सच करने में मदद करेगी। रियल एस्टेट कारोबार को भी इससे गति मिलने की उम्मीद है।

कोरोना महामारी ने कई उद्योगों को बंद कर दिया, जिससे रोजगारों पर संकट आ गया। इसका कई लोगों पर सीधा प्रभाव पड़ा। रियल एस्टेट कारोबार भी इससे काफी आहत हुआ, इस पर भी गिरावट और जीएसटी का बड़ा असर पड़ा है। लोग घर खरीदने के लिए अनिच्छुक थे क्योंकि उनके पास पैसा नहीं था। रेडिरेकनर की दरें भी अधिक महसूस की जा रही थी।

इसलिए पिछले दो वर्षों में, रेडिरेकनर की दरो में बहुत अधिक वृद्धि नहीं हुई है। रेडिरेकनर की दरें अबकी बार भी समान ही रखी गईं थीं। लेकिन फिर भी, अचल संपत्ति का कारोबार ज्यादा उछाल नहीं पा सका है। इसलिए अब सरकार ने स्टैम्प ड्यूटी को और कम करने का फैसला किया है। इस हिसाब से दो फीसदी स्टैम ड्यूटी और एक फीसदी सरचार्ज कम होगा। नई दरें 1 सितंबर से लागू होंगी।

नागपुर में, दरें निम्नानुसार होंगी:
नागपुर शहर में सबसे ज्यादा स्टैम ड्यूटी लगती थी। महाविकास आघडी सरकार ने मेट्रो में एक प्रतिशत की कमी की। उन्होंने एनआईटी के नाम से लिया जा रहा शुल्क भी कम किया है। वर्तमान में 6 प्रतिशत स्टांप शुल्क लगाया जा रहा है। इसमें एक प्रतिशत LBT है। अब केवल तीन फीसदी शुल्क लगेगा। तो ग्रामीण क्षेत्रों में यह शुल्क पांच प्रतिशत है, लेकिन अब यह केवल दो प्रतिशत है। यह दर 31 दिसंबर 2020 तक होगी। इसे 1 जनवरी से एक फीसदी बढ़ाया जाएगा।‌‌

Work to upgrade Amt-Chikhli road to restart in November

Nagpur:- Work will commence again from November on upgrading the Amravati-Akola-Chikhli highway, which has been stalled for two years. The National Highways Authority of India (NHAI) has awarded the tenders and expects the contractors to close the project financially. The stretch is about 195 km, and the cost is about 2,430 crore Rs.

Currently, the Akola-Amravati road condition is very poor. Accidents also happen and over the last two years, many lives have been lost. According to Ashok Dalmia, National Secretary of All India Traders Confederation (CAIT), the traffic on the road is very heavy as both cities have a population of over a million. He’s requested that NHAI patch the potholes on the road immediately.

In 2017 the work of Amravati-Chikhli highway was awarded to Leasing Infrastructure & Financial Services (IL&FS). In July 2018, the company ran into financial difficulties and stopped operating. His contract was rescinded in August 2019 following multiple show-cause notices.

NHAI then renewed the work in November 2019 and signed a letter of agreement in February 2020. The final treaty was signed in July. Three selected firms have applied for bank loans, and work will begin as soon as they are approved. They were given five months as per NHAI norms for financial closure.

कधी होणार पारडी उड्डाणपूल तयार, कासव गतीचे सुरू आहेलकाम

नागपूर:- निष्काळजीपणाच्या सर्व मर्यादा जणू ओलांडल्या आहेत अशा धिम्या गतीने पारडी नाका ते एचबी टाऊन चौक या उड्डाणपुलाचे मंद कामांमुळे स्थानिक नागरिक व रहिवासी व्यापा-यांना मोठा त्रास सहन करावा लागत आहे. 4 वर्षे पूर्ण झालीत तरी पारडी उड्डाणपूल पुर्णत्वास येण्याचे नाव काही घेत नाहीय.

ठरलेल्या मुदतीस एक वर्षाहून अधिक कालावधी उलटूनही उड्डाणपुलांचे 60 टक्के काम अद्याप बाकीच आहे. बांधकाम मंद गतीने सुरू असल्याने स्थानिक नागरिक ब-याच अडचणींतून जात आहेत. त्याचबरोबर मंद गती आणि सुरक्षा उपायांकडे दुर्लक्ष केल्यामुळे आतापर्यंत या मार्गावर अनेक जीवघेणे अपघात झाले आहेत. असे असूनही पारडी उड्डाणपुलाच्या या मंद कामाकडे कोणी अधिकारी किंवा कोणते नेते लक्ष देत नाहीत.

रस्ते बनले धोकादायी: पंतप्रधानांच्या हस्ते पारडी उड्डाणपूलाचे भुमि पुजन केंद्रीय मंत्री नितीन गडकरी यांचे उपस्थितीत पार पडले.  उड्डाणपूल पूर्ण करण्यासाठी कंत्राटदाराला 3 वर्षांचा कालावधी देण्यात आला, परंतु पुलाचे केवळ 40 टक्के काम पूर्ण झाले. उड्डाणपुलाच्या बांधकामामुळे रस्ते अरुंद झाले आहेत. त्याचबरोबर, अवजड वाहने सोडल्यामुळे रस्त्यांची अवस्था बिकट झाली आहे, पावसात तर विचारता सोय नाही अशी दशा आहे.

चौकात बॅरिकेड बसविण्यात आल्याने वाहनचालकांना अन्य मार्गावरून वाहने येताना दिसत नाहीत. यामुळे बहुतेक अपघात होतात. या व्यतिरिक्त पारडी चौक ते एचबी टाऊन या एकाच लेनचे सिमेंटकरण काम पूर्ण झाले आहे. सकाळीच फुटपाथवर बाजार सुरू होतात. एकच वाहन जाण्याच्या जागेमुळे इतर दुचाकी वाहने पर्यायी रस्त्यावर मार्ग चाचपडतात.

डिसेंबर २०२० मुदतवाढ: पारडी नाका ते इतवारी, इनर रिंगरोड मानेवाडा ते कळमना व राणी प्रजापती चौक ते वैष्णोदेवी चौक चौपदरी उड्डाणपुलाचे काम सुरू आहे. 31 मार्च 2016 रोजी गॅनॉन डंकर्ले अँड कं आणि एसएमएस इन्फ्रास्ट्रक्चर लिमिटेड कंपनी. ला उड्डाणपुलाच्या बांधकामाचे कंत्राट मिळालेय या मार्गावर 448..32 कोटी रुपये खर्चून सुमारे 6.94 किमी लांबीचे फोर लेन ओव्हरब्रिज तयार करण्यात येणार आहे.

हा ओव्हरब्रिज 30 मार्च 2019 पर्यंत पूर्ण होणार होता. परंतु अद्याप फक्त 19.18 टक्केच उड्डाणपुल बांधकाम होऊ शकले. उड्डाणपुलाची अंतिम मुदत राष्ट्रीय महामार्ग प्राधिकरणाने 31 डिसेंबर 2020 पर्यंत वाढविली आहे. या मार्गावरील नागरिकांना दीड वर्ष रहदारी व इतर समस्यांना आणखी सामोरे जावे लागेल.

ड्रेनेजचे काम अपूर्ण: अवजड वाहनांसाठी व कलमना ते पारडी चौक जोडणा-या वर्धमान नगर रेल्वे क्रॉसिंग पर्यंत रस्त्यांवर ड्रेनेज चे काम सुरू आहे. वास्तविक परिस्थिती पाहिल्यास कळमना चौक जवळ उड्डाणपुलाच्या लँडिंगजवळील रस्त्याची अवस्था अत्यंत बिकट झाली आहे. काम अर्धवट स्थितीत आहे.

अवजड वाहनांच्या वर्दळीमुळे रस्त्यावर खोल खड्डे पडले असून पावसाचे पाणी त्यात साचत आहे, त्यामुळे रस्त्यावर जीवघेणे अपघात होत आहेत. असे असूनही कंत्राटदार ना ते खड्डे बुजवत आहेत ना उड्डाणपुलांच्या निर्मितीला गती देत ​​आहेत.

In Ravi Nagar PWD begins work on compost projects

Nagpur:- The State Department of Public Works (PWD) has begun the construction of two smart compost projects at government quarters, Ravi Nagar. The plan is to produce an 850 quarter compost and the leaf litter produced in the colony from kitchen waste. It will be the first of its kind town project and a blueprint for other townships and flat schemes.

PWD has resumed work at a few of its projects after stopping due to lockdown for over 50 days. PWD superintendent engineer Vidyadhar Sardeshmukh said to, “Works have begun on two compost schemes. The extension and concretization phase of the new construction works of Inner Ring Road and District Court also began. “Executive engineer JH Bhanuse said,” PWD has proposed two more smart compost projects at SRPF Colony, Hingna, and Police Line Takli quarters.

They will be state-of-the-art systems along the lines of one built under the Swachh Bharat Mission at Bandra. “Some residents of government quarters in Ravi Nagar are worried about the initiative. Junior engineer Vidya Lanjewar said the project would have no smell or any problem.

One is being developed for 392 quarters of old colony adjacent to Ambazari police station and the other is adjacent to the overhead water tank for 458 quarters of a new colony. Our vehicles must go home, gathering waste from the kitchen.

Leaves dropping from the trees of the colony will be gathered, too. “Those go straight into the tanks. There will be no residual dumping. I had visited the Bandra project personally and was replicating it here, “she said.

The programs can be scaled up in years to come. They will solve a major problem of the unscientific garbage disposal and will be a model of waste capital. The operator of PWD will produce and sell compost, and will also generate revenue.

Gadkari to set Rs10L cr road development goal

Nagpur:- Exuding confidence, union road transport and MSME minister Nitin Gadkari said there could be no dearth of funds in his department, though this may not be the case for the rest of the government departments.

Addressing members of the CEOs’ group, Hyderabad, via a video call, Gadkari said he’ll set an Rs10 lakh crore target for road building and money won’t be a constraint. “Companies can be collected via the stock market, insurance companies, and banks,” Gadkari said, adding that this is limited to his own department, however.

“We are moving a cabinet note to acquire land along the highways to create smart cities, smart villages, manufacturing clusters, and smart homes. The land is purchased by way of joint ventures with private investors. We’re also open to overseas investments. Cracks from Zingabai Takli to Godhani on incomplete cement path

Nagpur: Cracks already exist on the underbuilding cement road from Zingabai Takli to the village of Godhani, raising questions about the nature of the work being done. It also revealed lax oversight by the department of public works (Division-I) of the state.

Many occasions on the lackadaisical approach of the state PWD and Nagpur Municipal Corporation (NMC) to monitoring and ensuring the standard of concretization road works in cement.

The stretch of the Zingabai Takli to Godhani village is part of the 5.6 km long Bokhara-Godhani-Faras road that is being extended with grants approved by city MP Nitin Gadkari from the Central Road Fund. A part of the road comes under the constituency of the Nagpur West assembly while the remaining part falls within the constituency of Hingna.

The work order for the Rs25 Crore was given to M / s Abhi Engineering in December 2016. Work is being carried out at a very slow pace and after more than three years, not even half the road is complete.

The stretch and noticed cracks on one side of the stretch between the Mahajan Complex and Govind Lawn, at many points. Police from Mankapur and traffic police from Sadar district seem to have turned a blind eye to these violations. Former corporate Arun Dawre has found road work quality bad. Citing the reasons for the fractures, he said the road would not be allowed to set correctly. “The road is constructed from the ground at a higher level, and during heavy rains can lead to flooding of nearby houses and shops,” he said.

“We are not monitoring the quality and speed of work. It further held that the inclusion of one-sided clauses into an agreement constitutes an unfair trade practice pursuant to Section 2(r) of the Consumer Protection Act, 1986 since it adopts unfair methods or procedures for the builder’s selling of the flats.

Mayor Intervenes The Irregularities in Cement Road Works

The present state of Nagpur appears to be grim with the ongoing construction of cement roads in different parts of the city. However, this was meant to make the city smart and rich in infrastructure, but the corruption that appears to have been seen in the system has led to irregularities in the construction of cement roads in Nagpur in the city. This has begun to haunt the Nagpur people in a great way, as it has become the cause of accidents in the city.

Now, with this grim situation, the city mayor seems to have entered the scene asking for a cement road survey of the city’s irregularities. He has been receiving updates on the violations and irregularities in the work of local corporations in different parts of the city. He raised the issue at the annual meeting of the General Body. To take up the issue, Mr. Satish Holay, the current member of the BJP Led PWD Department Committee, shall raise this issue.

He claimed that the civic body and the people involved in the construction of the roads had not carried out the work in accordance with the standards laid down by the IRC or the Indian Road Congress. There seemed to be a very heated debate on the issue of the width of the cement road, along with other issues. The AGM also suggested that the opposition leader Tanaji Wanve should stop the payments to the contractors who had been hand and glove to the local authorities involved in road construction.

The end of the year is a new deadline for completing the Outer Ring Road

Nagpur: The National Highways Authority of India’s (NHAI’s) contractor MEP Infrastructure has set a deadline for completing the Outer Ring Road by year-end. The work order for the 61-kilometer stretch was issued in April 2016 and it was to be completed in three years.

Project director NL Yeotkar said the work had been divided into two packages — 33km-long first package which covered the stretch from Jamtha to Fetri via Gondkhairi and the 28km-long second one from Fetri to Pawangaon on Bhandara Road (beyond Kapsi).

“The first package at the cost of Rs 531 crore is 52% complete while the second one at Rs 649 crore is 43.5% ready,” he added.

Yeotkar admitted that the contract period expired long ago and added that the contractor had been fined. “We could not terminate the contract as we had not handed over the entire land. Now, 100% of the land required for the project is with him. He is facing some financial problems and is holding talks with the bank. I’m unaware of the outcome,” he said.

Under this project, NHAI will construct a new 40-km cement concrete four-lane road from Gondkhairi on Amravati Road to Bhilgaon-Sirpur on the Kamptee-Jabalpur section of NH 44 via Fetri on Kalmeshwar-Katol road, Bharatwada, Panjara on Koradi-Chhindwara section of NH 47. It will also widen the 21-km stretch from Gondkhairi to Gavasi Manapur on NH 44 from the existing two-lane to four-lane and convert it to concrete road.

The ORR will also have an interchange with the under-construction Mumbai-Nagpur super expressway. NHAI will construct five railway overbridges, 20 minor bridges and 15 underpasses under the project.

The project is being developed under NHAI’s hybrid annuity system. NHAI will pay 40% of total cost to the contractor during the construction period. The remaining 60% will be paid in three installments over 15 years from the date of completion with a fixed rate of return.

When the work order was issued, the project was the first in the state and second in the country to be developed under hybrid annuity system.

NHAI will levy toll to recover the project cost. Toll will be recovered by NHAI through a private agency other than the one executing the project.
